I've been a CRE investor for a year now, full time. One of the millions of things I've learned is that NOTHING beats a mentor. Courses and material will get you a foundation for the terminology. Imagine going back to high school and trying to teach yourself Physics with nothing but a textbook!

I am ashamed to admit that a year ago I had a TON of money in the bank. I bought houses with cash, I held them for several months and sold them. I tried to talk sellers into subject-to deals. I tried lease-options, and failed miserably. Finally, my cash dwindling, I called upon the help of Brian Gibbons.

We immediately talked about the difference between sandwich lease-options and the non-exclusive. We talked about cooperative assignment. Then he dropped the bomb on me with a simple diagram. The four corners to success are shown on www.creiu.com

Brian showed me how I can, and must, master the 4 skills of successful investors. They are:

My day as a teacher of CREI is FUN and DEMANDING.
Many look-ee-lous!
Trying to figure the whole mess out while being in a job that is UNREWARDING and LOW PAYING.

The days are GONE when you can buy 1 CREI course and gross $100,000 with just lease option course working 20 hours a week while raising a family and working 40-50 hours somewhere else.

For my students-mentorees, creating a road map and to do list is the FIRST thing I do.

I do the same thing as Peter Conti and David Finkel do for their mentorees. I love Mentor Financial in Colorado. You would be extremely fortunate to have a better Purchase Option Coach.

I have taught US University and taught secondary school. I understand learning. But I have also taught sales and negotiation in my own businees of 40 staff. In the MONEY business. The field was Debt Negotiation and Teaching Living Trust Planning to Seniors.

CREI is in the MONEY business.
Making it.
Keeping it. Protecting it.

CREI is also the SOLUTION business.
If there are no problems to solve, it is FUTILE to go farthur.

One thing that is missing from all the TEACHING and SELLING of CREI techniques, whether it be Buying w options, sub 2 or all cash, and selling via lease option, wrap, cfd, et al, is NEGOTIATION LEARNING and PRIVATE MONEY RECRUITMENT.

All cash purchasing with investor money is the STRONGEST, FASTEST WAY to build a CREI business full time. No Banks, No Credit, No FICO. Just 401(k) investors wanting 8% to 12% GUARANTEED with security.

When I was in Financial Planning, I talked about
DO YOU WANT TO SLEEP WELL or EAT WELL? :icon_knab

What does that mean?
Sleep well is AVOIDING LIVING IN THE TRAILER PARK when you are 65 with alot of toys, BUT DEAD BROKE! :SM118:

Eat well is living for today, CARPE DIEM, WHO CARES ABOUT DOWN THE ROAD?

So, what do you want?
And what are you willing to do to get it?

Willing to learn scripts?
Financial Concepts?
Self-Directed IRAs?
IRC Regs?
It will take that to learn Private Money.

But once you learn it,
You have $500,000 at any one time to buy with,
Now you are a player!
