You ideally want a a JVP to:
Put 20% cash down
Get an Investor Loan with cheap costs
You as the REI do all the work, such as running around for supplies, paying bills, supervising building contractors, etc.
Pay for fix up and re-marketing costs, such as advertising, etc.
Split true net profit with you 50% - 50%

Look for cheap 4 bedrooms, fenced yard, 2 car garage, good school districts for kids.
